Bixby Land Company has completed a $5 mil renovation of River Oaks, a 164.6k sf office campus located on River Oaks Pkwy, in the heart of Silicon Valley’s Golden Triangle. The newly redesigned office campus targets the increasing demand from area office users for high quality work environments, and comes at a time when large blocks of modernized space are in short supply throughout Silicon Valley.
The project marks Bixby’s second successful renovation in Silicon Valley in as many months. The company just finished the redesign of a 127k sf office campus in Santa Clara, leasing the entire facility to Infoblox for an eight-year term plus options upon completion. Bixby redesigned both projects to deliver functional interior work spaces and inviting outdoor areas for employee gatherings.
“We assembled three vacant buildings last year in two separate transactions in order to create a contemporary office campus with great outdoor spaces,” said Bill Halford, president and CEO of Bixby Land Company. “This project is another example of our ongoing effort to visualize a property’s potential and create vibrant work environments that meet the needs of today’s workforce,” said Halford.
The renovation features a spacious outdoor living room where tenants can meet to collaborate or simply relax. Bixby has designed a 30k sf common area with abundant landscaping, including an olive grove and drought tolerant plantings throughout. The building elevations have undergone significant improvement to enhance the street view of the office campus. Renovations also included redesigning the building lobbies, installing new roofs and HVAC systems, and building out a “make-ready” interior plan for all tenant spaces.
River Oaks is comprised of three two-story buildings that range in size from 41k sf to 75k sf. Buildings feature excellent glass lines, 10-foot ceilings throughout and floor-to-ceiling glass on the ground floors. The office campus is located at River Oaks Pkwy and Zanker Rd in San Jose, directly across the street from Crescent Park, a new five-acre park currently under development with tennis courts and numerous recreational amenities.
The office campus is being marketed for lease by Craig Fordyce and Jim Beeger of Colliers International. Bixby now operates 16 buildings and more than 1 msf of properties in Silicon Valley.
