Inventive redesign begs the question:
“WHO LET THE DOGS OUT?”
El Segundo and Irvine, Calif. – Bixby Land Company has finished a $25 million office development in the South Bay market of Los Angeles with an inventive redesign that meets the needs of progressive tenants. The five-story, 114,176-square-foot office building, located at 2101 El Segundo Blvd. in El Segundo, Calif., opened last month with 50 percent of its space either leased or committed.
“2101” features a stunning lobby lounge area with appealing architecture and custom music tracks, a place where guests and tenants are more likely to be greeted by a barista than a security guard in an ill-fitting suit. Bixby is in final negotiations with a ground-floor restaurant tenant that will also operate the lobby bar.
“We set out to develop a unique work environment that feels as much like coming home as going to work,” said Bill Halford, president and CEO of Bixby Land Company.
Shubin + Donaldson Architectshave designed a vibrant, urban work place where creativity and collaboration are fundamentally promoted. Polished concrete floors and exposed ceilings convey a gritty yet refined atmosphere that is accented with natural materials.
Bixby has signed leases with several tenants, including Exponential Interactive, Cove Street Capital and AMA Consulting Engineers. Another 20 percent of the building is pending final signature with two additional tenants. Bill Bloodgood with CBRE, and Tony Ranger and Joe King with Madison Partners represent the building.
And then there are the dogs. 2101 goes beyond meeting the collaborative needs of office tenants with amenities that add a creative element. The “dog-friendly” building is highly popular with tenants, and it’s a safe bet that 2101 has become a dog’s best friend. The building also offers beach cruiser bicycles for tenants’ use.

The company has also recently completed a contemporary office project in Silicon Valley, THE Campus, where Bixby has signed Verizon to a 135,000-square-foot lease this past week. The firm is also in design on the 405,000-square-foot Lake Park office campus in Santa Clara, Calif., a project with an expansive open space that is planned for completion in early 2015.
