Newport Beach, Calif. – Private jet charter service XOJet, Inc. has leased 2,997 square feet on the ground floor at Avalon, the inventive Newport Beach, Calif. office building developed late last year by Bixby Land Company.
“The building was designed for progressive firms like XOJet that place a premium on the quality and function of their work environment,” said Aaron Hill, senior vice president of Bixby Land Company.
XOJet was represented by Greg Tippin, senior managing director at Newmark Grubb Knight Frank, while Bixby was represented by Jay Nugent and Greg Puccinelli JLL. Terms of the lease were not disclosed.
Bixby collaborated with architects Rapt Studios and Interior Architects to redesign the former single-user building at 1501 Quail Street and create a contemporary work environment with dramatic entry points, polished concrete floors, exposed ceilings, and contemporary vertical light panels that illuminate the building corridors.
Most notably, the design artfully replaced the interior core of the building on the second floor with The Loft, a distinctive indoor/outdoor deck and gathering area. Avalon is dog friendly, offers beach cruisers for tenants’ use and has an electric vehicle charging station.
Bixby will deliver a 4,216-square foot spec suite in the building next month to meet the immediate need for creative space in Newport Beach. “We’re experiencing strong demand statewide from companies that want a productive, aesthetically pleasing work environment for their employees,” added Hill.
