Bixby targets the acquisition of core, core-plus, value-add and opportunistic investments in select Tier I and Tier II U.S. markets. Bixby focuses on “off market” investment opportunities with a total capitalization of $5 million to $50 million and individual buildings sizes from 50,000 square feet to 350,000 square feet. It is in this size range that Bixby’s investment expertise and market knowledge is most effective, and where investments can achieve higher risk-adjusted returns than is common among larger investments.
Quality Properties
We focus on acquiring well-located, newer-vintage Class A and Class B distribution facilities offering critical structural features and attractive physical characteristics to match tenant needs.
Focused Investments
Targeting a 50,000 to 350,000 square feet size range, we invest in $5 to $50 million total capitalization on individual buildings with an emphasis on acquisitions priced below $30 million.

Our deep relationships within the industry create the opportunity for a consistent deal flow of on- and off-market transactions, positioning Bixby to identify and execute on investment opportunities in support of the company's growth initiatives.
