TOO FACED INKS FULL-FLOOR LEASE AT GEN2

Irvine, Calif. – Too Faced Cosmetics is getting a makeover. The Irvine, Calif.-based company has signed a 104-month lease with Bixby Land Company to occupy the entire ground floor at gen2, the creative office development at 18231 West McDurmott in Irvine that was completed by Bixby in September 2014.

Bixby and architect LPA worked together to create a contemporary work environment with natural and sustainable materials, dramatic entry points with horizontal wood louvers and the signature Bixby Retreat™, an outdoor gathering area that is a natural extension of the collaborative interior spaces.

“The building was designed for progressive firms such as Too Faced that highly value the quality and function of their work environment,” said Bill Halford, president and CEO of Bixby Land Company.

Too Faced is relocating from an 11,000-square-foot building in Irvine and is effectively tripling the size of its operation to support growth. The tenant is working on an interior space design with Gensler and will take occupancy later this year.

Financial terms of the lease were not disclosed. Two Faced Cosmetics was represented by C. Byron Foss of Newmark Grubb Knight Frank, while Bixby was represented by Bob Thagard of Orion Partners and John Griffin of Voit.

The lease brings gen2 to 100% occupancy. The building has approximately 15,000 square feet of second floor space that is presently leased and is scheduled for conversion to creative office space later this year.

Bixby is also underway with two other innovative office developments in Orange County. Avalon, at 1501 Quail St. in Newport Beach, Calif., is a two-story, multi-tenant building scheduled for mid-year completion. Avalon is centered on an outdoor area that enables workers and guests to take full advantage of the temperate Southern California climate, a feature that has become synonymous with Bixby developments.

“We’re experiencing strong demand throughout the state from companies that want a productive and aesthetically pleasing work environment for their employees,” added Halford. “We think that given the choice, most people would prefer to be outdoors with a laptop than stuck inside an office.”

Bixby is also in development on a 90,000-square-foot, single-story building at 15771 Redhill in Tustin, Calif. that it expects to deliver at the end of 2015, and is in development on four buildings in San Diego County.
