Torrance and Irvine, Calif. – Bixby Land Company has signed All Nippon Airways to a 25,000-square-foot lease at Pacific Center in Torrance, Calif. The Japanese air carrier will occupy approximately 10 percent of the building in order to upgrade technology equipment and systems support for reservations, ticketing and travel accommodations.
“We redeveloped Pacific Center to provide an efficient, high identity work environment for tenants such as ANA,” said Bill Halford, president and CEO of Bixby Land Company. “This lease endorses the quality and caliber of our repositioning effort.”
Kenji Sakai at CBRE represented the tenant, while Bixby Land Company was represented by Tony Ranger at Madison Partners.
Bixby has executed 55,000 square feet of new leasing since it acquired and repositioned the LEED-certified, Energy Star-rated building. Noteworthy tenants in Pacific Center include Morgan Stanley, Bank of America, Wells Fargo Insurance and Living Social. Bixby is also in negotiations on another 20,000 square feet in leasing that is expected to sign in the next 30 days, bringing occupancy at the building to 80 percent leased.
Bixby’s 2013 renovation created inviting new entry points to the building, a furnished outdoor gathering area for tenants and contemporary, eco-friendly landscaping throughout the property. The lobby and all common areas were upgraded, while interior spaces were improved with move-in ready office suites in the 2,000 to 10,000 square-foot range.
“We took a comprehensive approach to this redevelopment in order to position the property as the premier building for professional office space in the South Bay,” added Halford.
Since 2011, Bixby Land Company has undertaken 1.6 million square feet in office redevelopment and repositioning. The firm is nearing completion on a $12 million repositioning to creative office space at 2101 El Segundo Blvd. in El Segundo, Calif., and has acquired two Orange County office buildings that it will renovate into contemporary office space in 2014. In Silicon Valley, Bixby has just completed the repositioning of THE Campus, a three-building project with approximately 250,000 square feet, and has acquired the 405,000-square-foot Lake Park Business Center.
