BIXBY LAND COMPANY SIGNS VERIZON CORPORATE SERVICES TO 136,000-SQUARE-FOOT LEASE IN SAN JOSE, CALIF.

On the heels of completing its latest contemporary office development at THE Campus in San Jose, Calif., Bixby Land Company announces it has leased 136,000 square feet in two buildings to Verizon Corporate Services. Bixby’s renovation of the four-building, 250,000-square-foot project was aimed squarely at companies that want vibrant work environments in order to attract and retain top talent in Silicon Valley.

“THE Campus offers progressive companies a dynamic office setting with appealing architectural elements and abundant on-site amenities,” said Bill Halford, president and CEO of Bixby Land Company. “The signing of Verizon is an excellent proxy for the caliber and success of the energetic redevelopment at THE Campus.”

Bixby’s attention to the lifestyle needs of today’s companies has come to define the firm’s office development strategy. In the case of THE Campus, this includes stylish amenities that more closely resemble the ambiance of a boutique luxury hotel than an office building. Couch seating areas, fire pits, an outdoor gourmet kitchen and outdoor dining areas differentiate THE Campus. Native, eco-friendly landscaping and calming waterscapes provide a tranquil setting, while recreational options such as a bocce ball court, outdoor exercise deck and yoga area encourage a healthy work/life balance.

THE Campus has full-height windows and overhead doors that reveal interior work spaces to the signature Bixby Retreat™, a sweeping assemblage of outdoor communal areas for informal meetings, collaboration, team building, dining and recreation. Architect Kelly Simcox at Studio G Architects of Campbell, Calif. designed the project.

Verizon is leasing 375 and 397 Trimble Road at THE Campus just 90 days after completion of the project. Bixby Land Company was represented by Christian Marent, Rob Shannon and Vincent Scott of CBRE. Verizon was represented by Michael Filice and Matthew Hargrove of CBRE operating under Jim Tousignant of Verizon Asset Management. Terms of the lease were not disclosed.

THE Campus has one remaining space available for lease, a 91,000-square-foot two-story building at 399 Trimble Road that is also designed for a single tenant seeking a distinct identity.

THE Campus represents the third major office park development by Bixby in the Silicon Valley in the past two years. Bixby delivered a highly acclaimed office campus renovation in Santa Clara, Calif. in May 2012, leasing the project immediately upon completion to Infoblox and garnering the Best Rehab/Reuse Award by the Silicon Valley Business Journal. Bixby followed that success with a 165,000-square-foot office campus on River Oaks Parkway in San Jose that is now occupied by Nimble Storage. Bixby also just acquired the 405,000-square-foot Lake Park Business Center in Santa Clara, with plans for yet another contemporary office development.
